A lot of friends been asking me about how cobroking works, how to cobroke in your local interbroker database as a FSBO home seller and how to get their home listed not just in consumer search sites like Zillow but the interbroker databases like OLR and Manhattan MLS. Most brokers would tell you that it’s not possible to cobroke because by default, you’re not an agent. While that certainly is true for most people, and some have gone so far as to have their fiancée get a broker license because they are an attorney just to be able to sell their home once, there are other ways are around it that doesn’t involve such a dramatic route. When someone says cobroke, or asks if you are going to cobroke your apartment, all that broker is asking is whether you would be willing to pay them a commission for finding you a buyer for your home. So if you want to know how to cobroke in your local interbroker database, the easiest way is to find a discount broker who is willing to do it for you without paying 6%. Cobroking in your local interbroker database simply means having the agent list your property on your behalf under his name to all sites and the local broker interbroker databases. Essentially, it is asking your broker friend to list it for you as if you were paying him 6%, except you’re not. For example, if your agent friend Susie is going to cobroke for you in OLR which is your local interbroker database in NYC, all she is going to do is list your home pretending that you are her exclusive client and offer a cobroke commission to other agents in the broker databases. She will actually put in OLR are X% offer to buyer’s agents. You can put typically 1% minimum, all the way up to 4%. If you really want to get attention of buyer’s agents try something like 3%, or if you’re in a jam, 4%. As long as you can credibly offered buyers’ agents your commission and they know the agent listing it is not some random FSBO listing agent, you should be okay. The main problem is, many people think that brokers will avoid FSBO listing agents. While that can be true, especially for companies like Fizber or other sites which do this a lot under their name, you can get away with it with a friend that doesn’t do this that often, is doing is just for you as a favor, or does it as part of their side business but also has traditional business as well. Or use a company that farms out business to agents but doesn’t actually list under their name so as to preserve the reputation of their partner listing agents.
